If you've been waiting for the right time to buy a home in North Atlanta, this could be the opportunity you've been looking for.
I haven't seen buyers have this much negotiating power in years, and the shift in today's real estate market is creating some exciting opportunities.
For years, buyers faced intense competition, multiple offers, rising prices, and limited inventory. Now, the tables are turning, and buyers are finding themselves in a much stronger position.
The Market Is Shifting in Favor of Buyers
Recent market data shows sellers outnumbering buyers by as much as 63%, creating a significant shift in negotiating power.
What does that mean for you?
More choices, less competition, and greater opportunities to negotiate favorable terms when purchasing a home.
Across North Atlanta, including Alpharetta, Milton, Johns Creek, Cumming, and surrounding communities, I'm seeing opportunities for buyers that simply weren't available a few years ago.
And the best part? It's not just about negotiating a lower purchase price.
What I'm Negotiating for Buyers Right Now
Today's market is opening the door to valuable concessions that can make purchasing a home more affordable and less stressful.
Here are some of the opportunities I'm pursuing for my clients:
Seller-Paid Interest Rate Buydowns: Negotiating for sellers to contribute toward temporarily lowering a buyer's mortgage interest rate.
Repairs Before Closing: Requesting that sellers address important repairs before the transaction is finalized.
Meaningful Price Negotiations: Taking advantage of increased inventory and reduced competition to negotiate more favorable purchase prices.
Home Sale Contingencies: Creating opportunities for buyers who need to sell their current home before purchasing their next one.
These are the kinds of negotiations that can make a meaningful difference in both your upfront costs and your overall buying experience.
But Wendy, What About Mortgage Rates?
It's one of the first questions buyers ask me, and understandably so!
Here's something many buyers don't realize: We may be able to negotiate for the seller to help with your interest rate.
One strategy is a seller-paid 2-1 mortgage rate buydown.
Here's how it works:
Year One: Your interest rate is temporarily reduced by 2 percentage points.
Year Two: Your interest rate is temporarily reduced by 1 percentage point.
Year Three and Beyond: Your rate returns to the original note rate for the remainder of the loan, unless you refinance or otherwise change your loan.
This can provide meaningful payment relief during your first two years of homeownership.
Of course, every transaction is different, and seller concessions and financing options depend on the property, loan program, and negotiated terms. But having an experienced agent who knows how to structure these negotiations can make all the difference.
Why Buying Before the Spring Market Could Be a Smart Move
Traditionally, spring brings more buyers into the real estate market. More activity can mean increased competition for desirable homes.
Right now, during a season of lower buyer activity, you may have an opportunity to explore homes, negotiate favorable terms, and make thoughtful decisions without the pressure of competing against multiple offers.
Waiting for the perfect interest rate isn't always the best strategy, especially if increased buyer demand changes the negotiating landscape.
The opportunity isn't just finding the right home. It's securing the right home with the right terms.
North Atlanta Buyers, This Could Be Your Moment
Real estate markets are constantly changing. Sometimes sellers have the advantage, and sometimes buyers do.
Right now, I'm seeing opportunities for buyers that we haven't experienced in years.
Whether you're purchasing your first home, moving up to a luxury property, downsizing, or relocating to North Atlanta, having the right buying strategy is more important than ever.
You don't have to navigate this market alone.
Let's build a buying plan that takes advantage of today's opportunities before the spring market heats up.
If you’re curious what your home may be worth in today’s market, I’d love to be a resource.
